Everybody loves a good "before" and "after," so today I thought I'd indulge you! You may have seen little sneak peeks I've shared on my facebook page or instagram of my #richmondtownhouse project. Well today, we've got the full reveal. This Houston couple moved in to a townhouse about a year ago, but never really felt settled. They were newly married, so the budget was tight, but they still wanted classic design that would reflect their growing family. They knew they loved light colors and an eclectic mix of traditional styles with a modern freshness, but didn't know where to start!

I felt that the sectional they started with was shrinking the room- It didn't allow for circulation. We opted to replace it with an English roll arm style sofa in a darker color paired with a reclaimed elm coffee table. We added a seating arrangement on each side of the fireplace and near the west windows so that they could entertain guests while still opening up the room.
In order to warm up the space, we started by re-painting the walls Sherwin Williams Popular Gray. It added a softer feel rather than the stark white that the walls were before. As I've said before, always test a paint color in a space before going forward. As you can see below, we tested about 6 before making a decision!

After doing the "reveal", the client confided in me that she never knew the mental peace you can get from feeling that your space truly reflects who you are. Of course that's the best part of my job- creating spaces people can feel at home within. The best part is, we've become close friends through the process. I hope you liked the before & afters!!

ReplyDeleteYou don't "deduct" them at all. When you sell, the cost of improvements can be used to adjust your acquisition cost basis - which will decrease any capital gain tax due.
